About 50 percent of CityCenter’s 2,547 high-end residential offerings have been purchased since being made available last year. Broken down by building, the Mandarin Oriental, with 227 residences is 93% sold; Vdara Condo Hotel with 1,543 residences is 42% sold; Veer Towers with 207 residences is 60% sold; Harmon Hotel with 207 residences is 35% sold. Despite a slow residential market, CityCenter’s product is meeting many buyers’ needs.
The Harmon Hotel residences were the last to be released to the public, on January 15, 2008. 134 units are now available for purchase. This project is the closest building to the Strip in the 77 acre CityCenter development. One and two bedroom condominium units range from 1,000 to 4,000 square feet. Average sales prices are expected to be between $1,500 and $2,600 per square foot. Prices elsewhere in the development are $1,600 to $3,000 per square foot.
The Harmon Hotel is one of the most distinctive on the CityCenter site. The 47-story building includes 400 hotel rooms in addition to the 207 residences. While it will connect to CityCenter’s retail, entertainment and dining complex, the Harmon will be a private property with access allowed only to hotel guests, condominium residents and customers with reservations to the hotel restaurant. Other amenities include the pool deck, which will be located 100 feet above the Strip. Condo residents wil have full access to all the hotel’s amenities, including room service.
The Harmon will not have a casino. The only gaming at CityCenter will be the casino inside the 4000 room hotel-casino.
